Our Step-By-Step Tile & Grout Cleaning Process
Inspect & Test
Check grout type, sealer condition, and problem areas. Test a small spot so you know what to expect.
Protect & Prep
Mask baseboards and cabinets, set containments and corner guards, and move light items as needed.
Apply cleaner and agitate
Use tile-safe and grout-safe solutions, then work them in with rotary or hand brushes to loosen soil.
Detail and dry
Edge work, corner cleaning, and fan-assisted drying for a clean, even look.
Optional grout sealing
Apply a penetrating sealer to help resist stains and make mopping easier. See Sealing.
Why Add Grout Sealing
Grout is porous and can darken fast in kitchens, entries, and showers. A penetrating sealer helps:
- Reduce soak-in from spills and tracked-in soil
- Make daily mopping faster with less scrubbing
- Keep color more even across the room

FAQs
Will cleaning restore the original grout color?
Professional cleaning removes embedded soil and soap film. If grout is stained or discolored from dyes or age, color sealing may be an option. We will advise on site.
How long until we can walk on the floor?
Light foot traffic is usually fine right after we finish. If we seal grout, we will share simple cure times.
Do you use high pressure?
We use controlled hot water and vacuum recovery, not harsh pressure that can open grout or damage edges.
How often should we schedule cleaning?
Most homes benefit from a yearly deep clean. Busy entries and commercial spaces may need quarterly visits. See Maintenance Plans.

Modern Stone Care did a first rate professional job on cleaning and sealing the travertine tile on our rear patio and front entranceway. See photos. They were on time and were a pleasure to work with. They explained the process as the work was done. All of our furniture was moved out of the way and when the work was done placed back.

Modern Stone Care did a great job on restoring 29 year old travertine kitchen floor tile. They also showed us how to keep care of the floor tile. Price was very fair. Not supposed to use Pine Sol, as not good for floor stone (I have been using Pine Sol for last two years).. MSC polished the stone and restored its sheen. Great job!

We had Modern Stone Care refinish our countertops. They let us see a matte finish before doing all of the countertops and after we saw it we really liked it. It only took them a couple of hours. They did a great job and I would definitely use them again

What an amazing job modern stone care did on my marble floors, oh my goodness! I’ve never had my marble floors cleaned until today, now I regret not doing it sooner. I highly recommend this company to anyone wanting to see a significant improvement and their stone floors. Really nice folks who come to the house and they leave the house very clean and neat.
